Maple Beach is a small gated residential community in Los Corales, Bávaro, best known for one thing: its location. The beach is only about a two-minute walk away, while restaurants, bars, small shops and other services are all within walking distance.

This makes Maple Beach particularly attractive for people looking for a holiday home, investment property or apartment where they can enjoy the Bávaro beach lifestyle without depending on a car.

Unlike some of the larger gated communities in Punta Cana, Maple Beach is relatively compact. It has a small security entrance, apartments surrounding a shared swimming pool and a much more intimate residential feel.

There is even a local colmado directly in front of the residential. Besides visiting the shop, residents can order everyday items by WhatsApp and have them delivered directly to their apartment.

For someone who does not own a car, this is a significant advantage. It is possible to enjoy much of daily life around Los Corales on foot.

What is it like to live in Maple Beach?

Maple Beach has a mixture of permanent residents, long-term renters, holiday-home owners and shorter-term visitors.

The shared swimming pool is one of the main amenities and provides a pleasant central area for relaxing without leaving the residential.

Because the community is relatively small, however, it does not offer the extensive green spaces, sports facilities or recreational areas found in some of Bávaro's larger residential communities.

This is an important distinction when deciding whether Maple Beach is right for you. Its main attraction is not having a huge range of amenities inside the gates. Its attraction is having the beach and Los Corales immediately outside them.

Is Maple Beach good for families?

Families can certainly live comfortably in Maple Beach, and the swimming pool is a nice feature for children. However, there is relatively little outdoor space for children to run around and play within the residential itself.

For that reason, we see Maple Beach as particularly attractive for couples, individuals, holiday-home buyers and people who prioritize being close to the beach and restaurants.

For a family looking for large green areas and plenty of space for children to spend time outdoors within the residential, one of Punta Cana's larger gated communities may be a better fit.

A good option for a second home

Maple Beach's location makes it particularly interesting as a second or holiday home. An owner can arrive in Punta Cana and have the beach, restaurants, bars and everyday conveniences within walking distance without needing to drive everywhere.

It also offers a different lifestyle from residential communities farther inland. Rather than driving to the beach or going out for dinner, many of these things can simply become part of your neighborhood.

The area is lively and surrounded by hotels, tourism and restaurants, so buyers looking for complete isolation and tranquility should take this into consideration. Those who enjoy being close to the activity of Bávaro may see exactly the same characteristic as an advantage.

Apartments and penthouses

Maple Beach consists primarily of apartments, including different layouts and penthouse-style properties.

One thing worth paying attention to during a viewing is the layout of the individual apartment. Some units make better use of their interior space than others. Features such as internal staircases can occupy a surprisingly large part of the usable living area in certain layouts.

Rather than evaluating a Maple Beach property purely by its advertised size, we recommend walking through the apartment and considering how effectively that space is actually used.

An important tip when viewing property in Los Corales

There is another practical point buyers and renters should know about the wider Los Corales area: always check the tap water during a property viewing.

Properties in this coastal area can experience water-quality issues related to salinity in the groundwater. This does not mean every property has a problem, and filtration and water-treatment systems can address these issues, but it is something worth checking rather than assuming.

Simply open the taps, check the water and ask the owner or agent what filtration or water-treatment system the property and residential currently use.

Maple Beach's developer has previously been aware of this issue and discussed improving filtration within the residential. Because systems can be upgraded over time, buyers should verify the current situation when viewing a property rather than relying on older information.

Getting around from Maple Beach

For local life, Maple Beach's location is excellent because so much is accessible on foot.

For destinations outside Los Corales, a car or taxi becomes more useful. The surrounding Bávaro area can be busy because of its concentration of hotels, residences and tourism. Depending on traffic, driving toward the Downtown Punta Cana area can take around 20 minutes or longer.

This creates an interesting trade-off: Maple Beach is extremely convenient for the beach and everyday life in Los Corales, but it is not necessarily the most convenient location if you need to drive across Punta Cana every day.

Maple Beach is expanding

Maple Beach was developed by Boardwalk Developments, founded by Cheryl Henderson, a long-established figure in the Punta Cana real estate market.

A second development is being constructed next to the original Maple Beach community, expanding the project beyond the original residential.

As with any property close to active development, buyers should check the current construction status and future plans when considering a purchase.

What to know before buying or renting in Maple Beach

Maple Beach's biggest strength is easy to understand: location.

It offers something that many gated communities around Punta Cana cannot provide: the ability to walk out of your home and reach the beach, restaurants, bars and everyday conveniences within just a few minutes.

For someone looking for a beach-oriented lifestyle, a second home or a property in one of Bávaro's most walkable areas, Maple Beach can be a very attractive option.

For families who prioritize large outdoor spaces, extensive community facilities and a quieter environment for children, a larger residential community may be more suitable.

Maple Beach is therefore less about staying inside the residential and more about everything you can reach the moment you step outside it.
